Short Term Rental Services

Staging:

  • Assist Owners in stocking the property with appropriate supplies
  • Professional Photography - paid by Cottonwood Properties
  • Discuss and Set Nightly rates based on:
  • Location,
  • Size of the home and maximum occupancy
  • Amenities (hot tub, pool, etc.),
  • Nightly rates for similar properties; we compare rates taking into account weeknights
  • vs weekends, holidays, and peak travel seasons.
  • Discuss and choose additional guest packages to offer

Listing:

  • Detailed information entered in Virtual Resort Manager Software
  • Listings created on:

  • Airbnb.com
  • VRBO.com

  • Bookings.com

Booking and Management: 

  • Coordinate all guest interactions prior to, during their stay and upon departure 
  • Maintain a 24 response rate to all booking inquiries 
  • Respond within 1 hour to any inquiries from guests during their stay 
  • A starter pack of consumable goods are provided to each guest for their stay, starter packs are 
replenished upon cleaning. 
  • Starter pack includes: paper towels, toilet paper, trash bags, dishwasher tabs, one individually 
wrapped sponge, a small bottle of dish soap, and hand soap for every sink. 
  • Additional guest packages can be offered based on the owners preference. Such as: basic 
toiletries, bottled water, local craft beer, and local coffee. 
  • Frequent property checks to ensure cleanliness, replenish supplies and address issues reported 
by the cleaning team. 
  • Schedule and facilitate maintenance or repairs that needs completion, necessary repairs are 
discussed with owners prior to scheduling. 


Accounting: 


  • Cleaning Fees are paid directly to the cleaning teams 
  • Pet fees are non-refundable and are paid directly to the owners 
  • A consumable goods fee is charged to the owner for each stay calculated based on occupancy. 
  • All bookkeeping and accounting occurs within the virtual resort management system. 
  • Owners have an extranet login where statements can be viewed.
